Why It Matters
Auction properties can represent interesting opportunities — but they also carry significant risks that casual investors may overlook.
Auction properties are sold with a legal pack that can contain restrictive covenants, title issues, planning constraints and other matters that materially affect value or usability. This must be reviewed by a qualified solicitor before bidding.
When the hammer falls at auction, you are legally committed to complete — usually within 20–28 days. There is no cooling-off period. Any failure to complete can result in significant financial loss.
Many auction properties have condition issues — structural problems, subsidence, damp, Japanese knotweed or other defects. A building survey before bidding is strongly recommended. Refurb costs can be substantially higher than initial estimates.
Financing an auction purchase requires a decision in principle — often bridging finance or a specialist mortgage product — before the auction. Mainstream lenders may decline unusual properties.
Guide prices are not valuations. The sale price may exceed market value in a competitive room, or a property may sell below guide for legitimate risk reasons. Comparable research is essential before bidding.
